The Zoning Board of Appeals is hereby giving notice that a meeting will be held by the Board on Tuesday, April 29, 2025, at 6:30 P.M. in the Selectmen’s Meeting Room located at 122 Main Street, Acushnet, MA 02743.
• Case #2025.03.25B (Continued from March 25, 2025 Meeting) A case of Buzzards Bay Coalition of 91 South Main Street who is petitioning the Board for a variance from the Acushnet Zoning Bylaws, Section 3.3.2(e) (1), Minimum Lot Area, to create two buildable lots. The Applicant has engaged an engineering firm to prepare an ANR to subdivide the 15,900 square foot parcel of land into two (2) buildable lots. The Applicant seeks to divide the property to create a house lot and a garage lot with the ANR Plan. The Applicant states the house lot will be sold and the garage lot will be retained by the Applicant to service the abutting 17-acre conservation restricted parcel they purchased.
• Case #2025.03.25D (Continued from March 25, 2025 Meeting) A case of Norman Shurtleff for property located at 79 Middle Road who is petitioning the Board for two variances from Section 3.3.1 (E) (1), Minimum lot area & Section 3.3.1 (E) (2), Minimum frontage, to create two buildable lots. The Applicant has engaged an engineering firm to prepare an ANR Plan to subdivide the 20,327 square foot parcel of land into two (2) buildable lots. The Applicant seeks to divide the property to create a house lot and a to be constructed house lot with an ANR Plan.
• Case #2025.04.29A A case of John LeBlanc, Trustee for property located at 1315 Main Street who is petitioning the Board for a Section 3.4 Special Permit, conversion of non-conforming use. Premises is located in Residence A Zoning District and is a pre-existing non-conforming use/structures. The applicant proposes a 1,872 sq. ft. house on Lot 44 and a 2,787 sq. ft. house on Lot 44A. There are two (2) existing buildings now on Lot 44.
• Case #2025.04.29B A case of Andrew Giangreco for property located at 201 Peckham Road who is petitioning the Board for a Special Permit Sec. 3.3.1A. (11) for permission for a kennel exceeding 20 dogs. The number of dogs requested is in excess of the 15 allowed by right.
• Case #2025.04.29C A case of Robert C. Roderiques for property located at 0 Enose Street who is petitioning the Board for a Variance Sec. 3.3.1E. (1), development standards. The applicant requests a variance under this section to construct a 28’ x 40” single family dwelling on a 9,600 sq. ft. lot, which is short 400 sq. ft.from meeting M.G.L. Chapter 150, section 10, which would be short 50,400 sq. ft. under the zoning bylaws. The stated reason for the petition is per M.G.L. Chapter 150, section 7 allows an ADU unit to be constructed on the subject property and the applicant would prefer to construct a single-family dwelling on a separate lot but is short 4%, or 400 sq. ft.
